Construction Quantity Takeoff Basics
Quantity takeoff is the foundational step of construction estimating. It involves measuring the physical dimensions of a project from architectural and structural blueprints to determine the exact amount of materials required.
1. Measurement Units
Depending on the trade, materials are measured in specific units:
- Linear Feet (LF): Used for baseboards, piping, wiring, and wall framing.
- Square Feet (SF): Used for flooring, roofing, drywall, and painting.
- Cubic Yards (CY): Used for concrete pours, excavation, and backfill.
- Each (EA): Used for doors, windows, light fixtures, and plumbing fixtures.
- Tons (TN): Used for structural steel and asphalt.
2. Manual vs. Digital Takeoffs
Historically, estimators used colored pencils and architectural scales to manually count and measure prints. Today, the industry relies on digital estimating software.

- Speed: Auto-count features can quantify hundreds of fixtures in seconds.
- Accuracy: Snap-to-CAD features eliminate manual measurement errors.
- Integration: Quantities can be exported directly into Excel BOQs.
3. The Takeoff Workflow
- Review the Specs: Always read the project manual before measuring.
- Highlight Scope: Color-code different materials (e.g., blue for 1/2" drywall, red for 5/8" fire-rated drywall).
- Measure Dimensions: Calculate lengths, areas, and volumes.
- Apply Waste Factors: Add 5-15% for material waste and overlap.
- Compile the BOQ: Transfer quantities to the Bill of Quantities.
