Industrial Construction Estimating
Drawing-based estimating scope for industrial buildings: foundations, equipment interfaces, structural steel, utilities and MEP exclusions.
Industrial estimating starts by separating the building from the production equipment it supports. A structural foundation, equipment connection and vendor-supplied machine can appear on different drawing packages. A useful enquiry identifies who measures and prices each interface before quantities are combined.
Define the facility package
State whether the project is a new manufacturing building, plant addition, equipment replacement or occupied-facility renovation. Identify the work area, operating restrictions and drawing revision. Building-trade quantities do not automatically include process design, machinery procurement, startup or specialist commissioning.
Foundations, steel and equipment interfaces
For foundations, reconcile equipment setting-out drawings with structural plans. Separate equipment pads, pits, anchor information, slabs and below-grade work by detail. Record missing vendor dimensions rather than estimating them from a marketing cut sheet. Review concrete quantities and steel scope as separate packages.
Structural steel requires member and connection information, not just floor area. Identify whether stairs, platforms, grating and miscellaneous supports are shown and who supplies them. Equipment support steel may sit outside the building steel subcontract.
Keep building MEP and process systems distinct
Use equipment schedules and vendor responsibility matrices to distinguish utility connections from internal equipment components. For electrical estimating, identify feeders, disconnects, controls and termination boundaries. For HVAC and plumbing, separate building systems from compressed air, process exhaust or other specialist systems. Confirm any specialist package explicitly; a listing of related trades is not a commitment to every industrial system.
Site and operating conditions
Tie underground utilities to the civil plans and connection points. For an operating facility, obtain the owner's access, shutdown and protection requirements. Price those stated restrictions separately instead of applying a universal productivity multiplier. Keep demolition and disposal, temporary services and reconnection scope visible.
Inputs and deliverables to agree
Send civil, structural and MEP drawings, equipment schedules, vendor scope sheets and relevant specifications. List unresolved equipment selections and planned shutdown windows. Request a quantity schedule organized by trade and work area, with drawing references and exclusions. A priced estimate also needs a pricing date and agreed supplier, wage and equipment inputs.
Can an incomplete vendor package be estimated?
Identify measured building work separately from provisional vendor interfaces. Record each missing dimension or scope item as a clarification or allowance with an owner, basis and revision trigger.
Are commissioning and production startup included?
Include them only when explicitly accepted in the quote. They should not be inferred from a building takeoff.
Prepare a scoped quote request or review fee and revision factors.
