Commercial Office Electrical Takeoff: Scope Example

Drawing Inputs
A commercial office package may include lighting layouts, power plans, panel schedules, risers, controls details and specifications. Identify the current revisions and addenda. Check whether tenant work, core building infrastructure and existing systems are all included or belong to separate packages.
Quantity Organization
Measure fixtures by schedule type and devices by plan location. Separate conduit and conductor quantities by the stated system and measurement convention. Check vertical routing, home runs, supports and equipment connections. Clearly identify assumed routes rather than presenting them as dimensions shown on the drawings.
Scope Interfaces
Confirm responsibility for HVAC connections, controls, emergency systems, communications and owner-furnished equipment. Review exclusions in supplier quotes. The trade boundary should state which party includes commissioning, temporary works and existing-system modifications.
Pricing and Revisions
Document supplier quote dates and labor assumptions. Keep base bid, alternates and addendum adjustments separately reviewable. When fixtures, routes or distribution equipment change, reconcile the revised schedule and affected quantities before updating cost. The final bid requires the contractor's review of qualifications, allowances and commercial terms.
